Formula and units
O = tax + insurance + maintenance + other; C = O + financing payment; o = occupied%/100; m = management%/100. Monthly scheduled rent per unit = C/[12 × units × o × (1−m)]. Annual scheduled total = monthly per unit × 12 × units; collected rent = scheduled total × o; management = collected rent × m; expenses = C + management. Exact decimal inputs are retained as fractions. Parsed fields show the full numeric value and exact numerator/denominator. Results use the full available binary64 value without display rounding. Currency amounts share one label; annual and monthly periods are explicit in result names. Unrepresentable results and contributions swallowed by rounding are rejected.
Assumptions and limits
One year has twelve billing months. Occupancy is the fraction of rentable unit-months actually collected, not a count of tenants. Management applies to collected rent. Financing is the supplied total payment, separate from operating expenses; no principal/interest or deductible-tax treatment is inferred. Taxes, fees and every cost are user values, with no jurisdiction rates or defaults. At zero occupancy the rent equation is undefined, even if all costs are zero; at positive occupancy zero fixed costs give zero rent. This is constant-period arithmetic, not valuation, advice or a rent guarantee. No appreciation or sale assumptions. Inputs and exports stay in this browser.

Common questions
What belongs in the cost fields?
Annual amounts you supply. Operating costs and financing payments stay separate; management is a percentage of collected rent. No tax or fee rates are fetched.
What happens at zero occupancy?
Division by zero has no defined rent result, including zero divided by zero. The annual fixed costs remain visible.
Does this set a market rent?
No. It only solves your cost equation under constant occupancy and twelve months. It does not predict achievable rent or determine legal charges.
